Each year, NAR (National Association of REALTORs) conducts a survey and publishes a comprehensive report outlining how home buyers find the homes they buy. We subscribe to this report and update our home marketing strategies and tactics to best align with how buyers are finding homes in today's fast changing market. The summary below outlines the primary methods we employ and they align directly to our research finindgs.

ON THE INTERNET
All of our property listings are online under Featured Listings on our website as well as on all local websites that subscribe to the Multiple Listing Service. Current research from the National Association of Realtors indicates that more than 95% of home buyers now begin the buying process online. Our website includes the most advanced tools available, including Active Maps and automatic email notifications, to give buyers the most reason to keep coming back.

MULTIPLE LISTING SERVICE
Your home is immediately listed on the Multiple Listing Service which updates an online database of homes for sale through its member brokers and an on-line computer network, available to its members, with photos and descriptions of all listed properties. We personally submit up to 25 photos and the descriptive elements of your home to ensure that you have the best possible representation on the MLS.

FOR SALE SIGNS AND SMARTPHONE LISTING ACCESS
Immediately our distinctive'For Sale' sign is placed on your property along with a TXT sign rider. The sign rider allows any person with a smart phone to gain immediate access to your home's professional photos, price, and other key details on their phone WHILE IN FRONT of your home.

OPEN HOUSES
An OPEN HOUSE gives a great opportunity to showcase your home to buyers who are exploring but have not yet committed to an agent as well as people who may live in or near your neighborhood who know someone such as friends or family who may be looking to buy a home in your neighborhood. We aggressively promote our open houses online and with directional signs the day of the open house.

LOCAL REAL ESTATE AGENT EMAIL PROMOTIONS

Reaching the real estate agent community is an important part of our outreadh. We send a direct email to all local real estate agents on their computer and phone to remind them of your home's listing, price, and unique features. By going this extra step "beyond MLS entry", we work to give your home an advantage over other listings in the market.

TARGETED "JUST LISTED" ADS TO YOUR NEIGHBORHOOD
Our online marketing team is able to showcase your home on social media sites directly at people who may be qualified to buy your home AND live in close proximity to your home. The posts and ads are often shared by your neighbors to friends and family who may have an interest in buying your home.

PROFESSIONAL FLYER
As quickly as possible after receiving your signed listing contract, we prepare and print a professional color flyer. We make a point of having flyers for all of our listings available at each of our open houses and in your home for qualified buyers to take with them to separate your home from the others.
